Planning Review Adjustment Committee

The Planning Review Adjustment Committee (PRAC) is an eight member Committee that will carry out the necessary advisory and decision-making functions related to planning and development, as specified in the Community Planning Act, for those areas receiving land use planning services from the Fundy Regional Service Commission.

PRAC decisions and recommendations on applications and development matters are guided by the requirements of the Community Planning Act, and the regulations and by-laws adopted under it (i.e. Provincial Subdivision Regulation, Provincial Building Regulations, and Rural Plans).

The PRAC responsibilities include, but are not limited to:

•    decisions on variances and/or adjustments to zoning provisions (development standards);

•    opinions as to whether land is suited for the purpose intended, including whether the site is unsuitable by virtue of its soil or topography;

•    decisions on proposed land subdivision, including location of private access or public streets, easements, or land for public purposes; and

•    advice and recommendations to the Minister of Environment & Local Government or Municipal Council on rezoning applications.

The Fundy Regional Service Commission PRAC serves the Village of St. Martins and the unincorporated areas (LSDs and Parishes) of Petersville, Musquash, Westfield West, Greenwich, Kingston, Simonds, Fairfield, Rothesay, and Saint Martins.

Meeting Time & Location

PRAC meetings are open to the public. Interested parties are provided with opportunities to present their views with respect to development proposals and applications being considered by the Committee.

When:  Every second Wednesday.

Start Time:  All regular meetings of PRAC will begin at 1:00 p.m.

Where:  Administration Building of the FRSC Solid Waste Service, 10 Crane Mountain Road, Saint John

Application Deadlinee:  Two (2) weeks prior to the scheduled meeting.

PLEASE NOTE: Only applications that are fully completed to the satisfaction of the Development Officer and Planning Director will be considered by the PRAC.
